Real estate is ever evolving . . . like right now this Spring 2012 Pittsburgh market! The multiple offer "bidding war" scenario is back in full force. We have very high buyer demand yet inventory is low . . . especially new homes for sale going on the market the buyer pool hasn't seen. There are pockets and areas in and around Pittsburgh experiencing some difficulties, but overall across the board the Pittsburgh marketplace is hopping.
This is due to the job market, home prices in relation to income, and the local economy. Pittsburgh is one city finally getting the recognition and attention it deserves and is on the national radar. Pittsburgh continues to make headlines as one of the top places to live in 2012! Not only is the Pittsburgh real estate housing market holding their own, the the entire region and state of Pennsylvania is outpacing many of the other cities across our nation. The local economy will benefit from the job opportunities that have been created in the past couple of years. Marcellus Shale and other companies have brought jobs to the region, and many of those individuals have rented some of the homes that were on the market from a year or two ago. A shortage of housing inventory can potentially bring top dollar for sellers. There are many communities in the Pittsburgh region where the supply of homes isn’t adequate to support the demand for our current pre-approved buyer pool. Two years ago at this time we had extremely high inventory and our buyers weren’t biting so homes were sitting. Currently, many homes are moving fast (within a day or two or three) with multiple bids occurring frequently forcing prices up. It’s terrific for sellers, but the buyers are competing with other buyers to buy their dream home...and sometimes offering well over the asking price with limited conditions/terms to secure the deal.
